How these numbers are made
- Property tax: Ramsey's 2025 general tax rate of 2.059 per $100 of assessed value (the state's table; a 2026 rate is not yet published), applied to the state's 2026 average residential assessment of $753,445 (no median is published).
- Water and sewer: the in-town rates on the borough's water and sewer FAQ page ($39.78 for up to 6,000 gallons, $6.63 per 1,000 gallons over; sewer $134.75 for up to 12,500 gallons, $10.78 per 1,000 gallons over) are modeled as quarterly amounts divided by 3, because bills go out quarterly. The FAQ page is undated. Ordinance 18-2026 (introduced July 22, 2026; final hearing listed on the Aug. 26, 2026 agenda) would set the water minimum at $41.22 per quarter and $6.87 per 1,000 gallons over 6,000; no record of its adoption was found, so the FAQ figures are used. No 2026 sewer schedule was found, so the sewer figures may not reflect any 2026 change. Sewer excess is charged on gallons used.
- Garbage: the borough contracts for collection and no resident fee or tax-bill line was found, so it is modeled at $0.
- Electricity: Rockland Electric SC 1 (tariff effective July 1, 2026, transmission leaf Oct 1, 2026): distribution, distribution adjustment, transmission and surcharge, BGS-RSCP supply (June 1, 2026 rates), BGS reconciliation credit, SBC, RGGI, ZEC and CIP (Group A), weighted 1 summer-rate month to 2 other-rate months in thirds (4 of 12 months summer). BGS and transmission charges are used as listed, without added sales tax, so bills may run slightly higher. Typical use is the 925 kWh the BPU order cites; gas use of 1,040 therms a year / 12 is a typical PSE&G heating customer's use taken from the Maywood page, not a Ramsey figure, priced at PSE&G's RSG rates with BGSS.
- Insurance: New Jersey's 2022 average homeowners premium from NAIC data, the latest figure found; it is a statewide average, not a Ramsey figure.
