Chanhassen property tax: where it goes

A Chanhassen house pays 1.499% of its taxable value in property tax. For a house at $501,600 of value before exemptions with the homestead exemption, that's about $6,250 a year.

Tax is levied on estimated market value, less the homestead market value exclusion, times the homestead class rate (1.00% on the first $500,000, 1.25% above) gives tax capacity, which is taxed at the accumulated tax capacity rate; referenda market value levies are a separate rate on referenda market value.

Carver County's payable-2026 rate tables are posted on its website, but the site refuses our automated downloads and no archived copy exists, so we use the rates in the county's own worked example for a Chanhassen tax area. They were already on the page in October 2025, before the payable-2026 rates were set, so they are most likely the payable-2025 rates. Separately, Eastern Carver County (ISD 112) voters approved a $742 per pupil increase in the district's operating levy on November 4, 2025, so homes in that district may owe more than these rates show; the new levy is not reflected here, which makes the tax figure a floor for those homes.

Ways to pay less

  • Apply for homestead by December 31. Homestead is for the property you own and occupy as your primary home. The homestead market value exclusion is 40% of value for homesteads valued at $95,000 or less (a maximum of $38,000), is reduced as values rise, and phases out at $517,200 or more. How: Apply to your county assessor by December 31 to qualify for taxes payable the next year; Carver County uses Form CR-H, the Homestead Application.
  • Claim the Minnesota property tax refund. Minnesota homeowners may get a Property Tax Refund based on income and property taxes. How: File Form M1PR with the Minnesota Department of Revenue by August 15 (late filing allowed up to one year).
  • Seniors 65+ with household income of $96,000 or less: defer property taxes. The Senior Citizens Property Tax Deferral caps the tax you pay at 3% of household income; the state pays the rest as a loan, repaid with interest when you sell the home or voluntarily cancel the deferral. You must have owned, lived in and homesteaded the home for the last 5 years, have no reverse mortgage, life estate, tax liens or judgment liens, and other liens must be under 75% of the estimated market value. How: Apply by November 1 to defer your property taxes the following year.
  • Pay property tax on time: penalties run 2% to 14%. Carver County adds a penalty the day after the due date, and it increases on the first of each month; the later the payment, the greater the penalty. How: Mail payments with an official U.S. postmark on or before the due date, or pay online from a checking (not savings) account.
