How these numbers are made
  • Property tax: Louisiana assesses homes at 10% of fair market value; each mill is therefore 0.01% of market value. Parish rates are the 2025 Lafourche Assessor sheet for Ward 1 Thibodaux (tax codes 01, 03, 33, 55: 102.91 mills); the City of Thibodaux's adopted 2026 millage is 13.6 mills. Some Thibodaux wards add different districts (Ward 2 is 100.86 mills; Ward 5 is 102.91).
  • The Assessor says a home may deduct a maximum of $7,500 from total assessed value ($75,000 of market value at 10%); it is applied here to every listed tax, including the city. The Assessor page does not say whether the city rate is excluded, so this is the reading its wording supports.
  • Water and sewer: the City's rates adopted September 15, 2026 and effective January 1, 2027 (water $6.28 minimum then $6.21 per 1,000 gallons to 15,000; sewer $6.33 per 1,000 gallons of water). Current 2026 rates were not found, so these next-year rates, about 3.4% higher, are shown; today's bills are somewhat lower.
  • Electricity: Entergy Louisiana's 2024 average residential price from EIA, on its average use; it is a 2024 average, not a 2026 or Thibodaux-specific rate. Not included in the total: gas (city-run, cost at the city gate plus $5.03 per MMBtu, gate cost not published) and garbage (fee not published).
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
