Tracy property tax: where it goes

A Tracy house pays 1.125% of its taxable value in property tax. For a house at $699,000 of market value with the homeowners' exemption, that's about $7,788 a year.

Tax is levied on assessed value set by the San Joaquin County Assessor; under Proposition 13 the rate is 1% of assessed value, assessed value cannot go up more than 2% a year unless the property is sold, and the rates above 1% are generally voter-approved school construction bonds.

Ways to pay less

  • 100% disabled veterans: property tax exemption. Veterans rated 100% disabled from a service-connected injury or disease (or paid at the 100% rate due to unemployability), or their unmarried surviving spouse, can take the basic exemption, originally $100,000 and adjusted every year for inflation; a larger low-income exemption also exists. How: File the Claim for Disabled Veterans' Property Tax Exemption; the form can be downloaded from the Cal Assessor website.
  • Seniors, blind or disabled: postpone property taxes. Homeowners who are seniors, blind or have a disability can defer current-year property taxes on their home if they have at least 40% equity and household income of $45,000 or less. How: Call the State Controller at (800) 952-5661 or email postponement@sco.ca.gov.
