Oakland property tax: where it goes
A Oakland house pays 1.278% of its taxable value in property tax, plus flat charges on the same bill. For a house at $450,000 of value before exemptions with the homeowners' exemption, that's about $7,670 a year.
Tax is levied on assessed value, less any exemptions: the 1% countywide tax plus the rates for the County GO bond, Oakland Unified bonds, Peralta Community College bonds, BART, East Bay Regional Park District and the City of Oakland in tax rate area 17-001.
Alameda County publishes 2026-27 rates by tax rate area only through an interactive search form, not a downloadable table, so the rates used are the county's 2025-26 table for tax rate area 17-001 (1.2779% in all). The City of Oakland's own rate, 0.1200%, is the same in its adopted 2026-27 levy.

Ways to pay less
- Seniors: exemption from OUSD Measures G1 and H parcel taxes. Single-family homes owned and occupied by senior citizens can be exempted from Oakland Unified's Measure G1 ($120 a year) and Measure H ($126 a year from July 1, 2026) parcel taxes. Seniors do not need to renew the exemption each year. How: Apply to Oakland Unified School District, Parcel Tax Exemption, 1011 Union Street, Oakland, CA 94607; the 2026-27 deadline was July 13, 2026.
- Very low income or disability: OUSD parcel tax exemptions. Owner-occupied single-family homes with very low family income can be exempted from OUSD's Measures G and G1; owners receiving SSI for a disability, or SSDI with income up to 250% of the federal poverty guidelines, can be exempted from Measure H. These owners must apply each year. How: Apply to Oakland Unified School District, Parcel Tax Exemption, 1011 Union Street, Oakland, CA 94607.
- 100% disabled veterans: property tax exemption. The Disabled Veterans' Exemption reduces property tax on the principal residence of veterans rated 100% disabled because of a service-connected injury or disease (or paid at the 100% rate for unemployability). For the 2025-2026 assessment year the basic exemption amount is $175,298; a larger low-income exemption also exists. How: See the Alameda County Assessor's exemptions page.
