How these numbers are made
  • Property tax uses Marion County's 2025 Class II total rate for the Fairmont City district, 1.4924 per $100 of assessed value, on 60% of the home value (0.014924 x 0.6 = 0.0089544).
  • Water uses the July 1, 2024 step of the Public Service Commission tariff; sewer uses its Step C tariff, billed per 1,000 gallons of water used.
  • Garbage uses the $24.09 monthly price starting at the end of November 2026.
  • Electric adds the energy charge and the per-kWh riders on Schedule A; gas converts Hope Gas's per-Mcf price to therms (1 Mcf = 10 ccf).
  • A fire protection fee also exists and is not counted: the city page lists no amount. Fire and stormwater fees are billed to the landowner, on a City Services bill or separately, so the stormwater fee may not appear on the utility bill.
  • Water rates are from the City's July 1, 2024 notice. Gas utility service to Fairmont is assumed to be Hope Gas but not source-confirmed. Electric rate = energy charge plus riders on Schedule A, approved rates as of August 1, 2026. West Virginia taxes 60% of the home value. The homestead exemption is for permanently and totally disabled or 65+ owners meeting residency rules; apply by December 1.
  • The City's rate notice lists a $29.79 monthly minimum for a 5/8 inch meter; the PSC tariff lists $23.71, so the fixed charge is left at 0 and the minimum is not shown.
  • Natural gas is left out: no source confirmed Hope Gas serves Fairmont. Applications for the homestead exemption go through the county assessor (not source-quoted).
