How: Apply for the legal-residence assessment (see the SC DOR legal residence guide).
Seniors 65+: homestead exemption

How these numbers are made
- Property tax: City of Hardeeville 95 mills (FY2026, the latest rate found), Jasper County operating 115 + debt 5 mills and school debt 25 mills (FY2026-27, adopted June 29, 2026). Mills are converted to a share of market value by dividing by 1,000 and multiplying by the 4% legal-residence assessment ratio. School operating mills (154) are not charged on an owner-occupied legal residence and are left out; the county's Local Option Credit (a 1% sales tax rebate off county property tax bills) is not modeled, so real bills may be lower. The Cherry Point/rural fire district millage applies only outside municipalities and is left out.
- Water and sewer: BJWSA residential rates effective July 1, 2026. The Jan. 1, 2027 water rate ($14.00 base with tiers of $3.55, $5.35 and $7.06 per 1,000 gallons) is not used. No typical use is published, so the page starts at its default.
- Trash: Capital Waste Services' April 1, 2024 rates, $15.80 garbage plus $4.33 recycling; later changes were not found.
- Electricity: Palmetto Electric Cooperative Schedule 1 (about half of the city may instead be served by Dominion Energy, whose rate is not modeled); the daily $0.99 charge is x365/12. The Cooperative's rate page lists a power cost adjustment under another schedule that may apply to residential bills; it and franchise fees are not included. Gas is Dominion Energy; no tariff was modeled.
- Typical use is the EIA 2024 South Carolina residential average; insurance is the 2022 statewide average, a figure that is several years old and may be out of date for coastal Jasper County. A newer figure was not found.
- Water: BJWSA's rate table lists these residential water rates under 'Effective July 1, 2026'; the Jan. 1, 2027 residential water column is blank on the page.
