How these numbers are made
- Property tax: Sanford's FY 2027 (2026 tax year) rate of $18.16 per $1,000 of assessed value, set August 11, 2026; the city page gives one rate and we treat it as covering city, school and county. The starting value is the Census median market value ($280,200) times the city's 85% ratio ($238,170). The homestead exemption is $25,000 times the 85% ratio, $21,250.
- Sewer: Sanford Sewerage District: $25.00 per quarter service charge ($8.33 a month) plus $8.20 per 100 cubic feet of consumption, valid from January 31, 2024 (the page does not say whether it has changed since). The sewer charge depends on the water-use default, a typical figure and not specific to Sanford. Unmetered homes pay flat amounts instead.
- Water: Sanford Water District's own rates page shows an August 1, 2026 effective date but no dollar amounts, so the water figures are the Maine Water Utilities Association index entry last updated 1/1/2016 ($31.01 minimum, $2.68 per 100 cubic feet) and are likely out of date; the district can confirm current rates at 207-324-2312.
- Trash: $18.00 per package of orange bags; one bag a week x package price / bags per package x 52 / 12; assumes one bag a week.
- Electricity: CMP's average residential rates as of July 1, 2026 from the Maine PUC. Gas: Unitil R2 heat rate effective July 1, 2026; applies only to gas-heated homes (many Sanford homes heat with oil or propane). Insurance: Maine's 2022 statewide average premium (NAIC via III), not specific to Sanford.
- Electricity: these sources do not name Sanford's electric utility; CMP is used as the Maine PUC's listed residential rate (CMP serves York County, to our knowledge).
