Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Seniors 65+: $160,000 home exemption

Owners who are 65 on or before June 30 before the tax year get a $160,000 exemption instead of $120,000.

How: Claim it through the Real Property Assessment Division.

  • File the home exemption by September 30

The $120,000 exemption for owners under 65 applies to property owned and occupied as the owner's principal home by September 30 immediately preceding the year it is claimed.

How: File at the Real Property Assessment Division offices (Honolulu or Kapolei), the deadline is September 30.

  • Free drop-off at city transfer stations

City transfer stations and convenience centers accept rubbish delivered by residents free of charge, two loads per customer per day.

How: Bring it in a car, van or pickup truck.

Money dates

  • Sept 30, 2027Deadline to claim the home exemption for the tax year starting July 1, 2028 (home must be owned and occupied by then)

How these numbers are made
  • Property tax uses the Residential class rate of $3.50 per $1,000 of net taxable value for July 1, 2026 to June 30, 2027, with the $120,000 home exemption; Residential A (non-owner-occupied) rates are higher and not used.
  • The starting value is the Oʻahu single-family median sold price for May 2026, a market price; Honolulu assessments can differ, so use your own assessed value.
  • Water uses the Board of Water Supply single-family tiers effective July 1, 2026 (per 1,000 gallons) and the 5/8-inch or 3/4-inch customer charge; sewer uses the city's July 1, 2026 base charge plus the consumption charge on 80% of water used (the 20% irrigation discount for homes without a separate irrigation meter, so $11.83 x 0.8 = $9.464 per 1,000 gallons of metered water). The default 9 ccf (6,732 gal/month) of water use is an assumption, not a stated Honolulu typical.
  • Electricity uses Hawaiian Electric's October 2026 effective Schedule R: customer charge 13.90 plus the 1.40 Green Infrastructure Fee, with tiered energy rates that include the energy cost recovery factor, which changes monthly. Natural gas is not modeled; most Oʻahu homes are electric.
